Overview:
Property Location: Washington DC
Type of property: Mixed-use office and retail space. Square Footage – 368,945
Waste Service and Cost Prior to our involvement:
Trash: 1 – 34 yard self-contained compactor serviced multiple times per week
Recycling: 4 – 60 gallon totes
Average monthly spend based on 6 months of collected data: $7106.85
Analysis:
Site was producing an average of 17,540 pounds of waste per week and 160 pounds of recycling per week. Diversion rate of 1 pound of material for every 110 pounds of waste.
Objective:
Work with waste vendors, city and building management to increase material diversion rates for better sustainability and renegotiate costs for service.
Challenge:
Limitations on footprint space to place equipment as well as room for waste vendors to operate their trucks due to tight one-way alley.
Solution:
Install upgraded compaction equipment to improve efficiencies plus trade out one parking space for equipment to provide increased collection capacity for recycling. Implement new procedures along with increased educational efforts with property management, janitorial staff and tenants to increase diversion rates.
Outcome:
Diversion rates increased from 160 pounds per week to 6550 per week.
Materials going to waste stream decreased from 17,540 pounds per week to 11, 150 pounds per week.
Average annual spend decreased from $85,282 to $51,612.
Annual gross savings $33,670.
